Austin Public Schools is requesting proposals from qualified firms to provide Construction Manager as Adviser (CMa) services for upcoming district facility projects. We invite your organization to review the attached Request for Proposal (RFP) and submit a proposal in accordance with the requirements outlined.
Purpose of Request
The purpose of this RFP is to evaluate and select a Construction Manager to provide services on a cost-of-the-work plus fee basis for work approved by the District. It is the intent of Austin Public Schools to contract with the selected firm for pre-referendum services, pre-construction services, construction phase services, and project closeout.
Final award of full services will be at the discretion of the District and will be based on performance during preconstruction, the ability to establish an acceptable control estimate, and a determination that the project will proceed.
All services will be governed by AIA Document A132-2019 (Standard Form of Agreement Between Owner and Construction Manager as Adviser) and AIA Document A232-2019 (General Conditions of the Contract for Construction), along with applicable CMa-related documents.
Project Overview
Austin Public Schools is evaluating facility improvements identified in a comprehensive assessment completed in 2023. The District has already begun addressing select needs through Long-Term Facilities Maintenance (LTFM) funding and is considering additional improvements through a potential general obligation bond referendum in November 2026.
Planned work is anticipated to include:
- Mechanical and electrical system upgrades
- Architectural improvements
- Interior finish updates necessary to support system improvements
Preliminary Project Funding
- Approximately $3 million allocated for restroom remodels at various schools (CMa services for this work to be determined)
- Approximately $18.9 million in LTFM-funded projects across multiple sites
- Potential $20–40 million in additional district-wide improvements pending referendum approval
- Ellis Pool improvements may be included as a separate project component
